Limited Service Listing - $275.00


This service is most often used when you wish to act as an unrepresented seller (FSBO) but also get your home marketed to area real estate agents.

Our services to you:

  • Your home listing in the Multiple Listing Service (MLS)
  • Your home advertised on REALTOR.com and wisconsinhomes.com and our own site -- www.thefrenchrealestatecompany.com.
  • We will take multiple digital photos of your home to include in the MLS and Internet.
  • We will help you fill out all of the required legal documents to list your home.
  • We will collect and produce a data sheet based on the following information: square footage and room measurements, room count, tax/assessment, legal description, home features and amenities
  • You should obtain a professional yard sign - we are not affiliated with Dodge By Owner. You will be responsible for scheduling and showing your home. You must still pay a commission to the agent bringing you an acceptable offer.

The $275.00 is due immediately.

Secondary Services - $750.00


This service option can be in addition to the Limited Service Listing option or it can be used alone. This service is most often used when you have identified a prospective buyer and wish for us to take it from there.

Our service to you:

  • Show your home to prospective buyers if you wish, providing feedback to seller on showings.
  • Assist buyers with financing-getting them preapproved and qualified for financing.
  • Negotiate and manage entire transaction from start to finish on behalf of Seller to bring about a successful closing.
  • Draft and present offers and subsequent counter-offers, amendments and other related documents. We will ensure that all required documents are completed.

The fee of $750.00 is not payable until we successfully close on your home.

Full Service (percentage commission) 2.5% - 6%


Even our Full Service fees are flexible and can save you thousands of dollars. Why should you pay the same commission whether your home lists for $50,000 or $300,000? We agree to a lower commission when we are both the listing agent and the selling agent - not having to pay two real estate agents. We cut our commission even more if you - through your efforts - help us find the buyer.

Commission when sold with help of another real estate agent:

With full-service - depending on how involved you wish to be - you could just give us a key and we'll take it from there. Remember - with full-service, we bear the full risk for expenses should our efforts fail to successfully sell your home.

Our services to you may include some or all of the following:

We perform an accurate analysis of the current market conditions to arrive at a sensible market value for your home. We investigate your home for limiting conditions which might prevent a successful home-sale. We make suggestions regarding the curing of these defects to improve our market position.

We make accurate building and room measurements and account for all your home's amenities. We don't just take pictures-we look for the best angles and the most inviting views. We gather all pertinent public records: tax, assessment, plat, subdivision covenants, zoning. Staging your home for showings is critical - we work with you on putting our best foot forward.

What's in a sign? Some company signs blend into the background while ours has 8 eye catching colors. Convenience sells too, so we make it easy for other agents to show your home. From the lockbox to our web-based documents, other companies find it easy to show our homes.

We make sure all listing paperwork is filled out accurately. We put your home into the MLS and make it available to all realtor websites. We create data sheets, newspaper ads, and other marketing material that gets attention. Writing advertisement copy with too much fluff can be bad. We create a balance.

Is holding an "open house" an effective marketing form? We'll suggest when you should hold an open house. If the phone is ringing off the hook for your home, but nobody picks it up, does your home get sold? Being available to field phone calls from drive-by or call-ins is a vital part of our service.

We manage the entire transaction's events. From setting up showings with other agents, to coordinating inspections, tracking contract dates and deadlines, to working with the lender to resolve issues with the buyer's finances, we make sure nothing is left to chance.

Do you like feedback? Would you like to know how it's going? We'll keep you up to date with showing reports and status updates at least weekly.

Showing a home is an art form-it's all about what to say and when to say nothing at all. People don't like to be "sold" a home, so we let your home speak more than we do.

We analyze the market periodically to determine how we are competing with other homes on the market.

Anyone can "do the paperwork," but we know that the offer to purchase is the most important document in the transaction. Because it controls everything, one mistake here could be the difference between a smooth transaction and a law suit. We'll help you build a negotiating style so that we can react to offers with appropriate counter-offers. We are your advisor, consultant and advocate, so while presenting offers to you, we are listing the pros and cons of each offer.

We want you to rely on us. If there is something that needs to be done - we'll tell you. With full-service, you don't have to think about what you have to do or what needs to be done. We'll collect your old title or abstract and arrange for the new policy, we'll arrange for the utilities to change over, we'll make sure that you are adhering to all federal and state requirements whether it be for lead paint or condition disclosure. Did you know that some finance programs might be difficult for your buyer to obtain because your home doesn't conform to the requirements of the program? We do. We know all about VA, FHA and Rural Home loans. We are knowledgeable about environmental issues and can help prospective buyers better understand radon and asbestos. Insurance companies are now getting stricter on a number of issues like the electrical service.

We coordinate the closing. We accurately account for every dollar that goes into or comes out of your homes sale. We even arrange to pay off your present home loan. We are there to do the final walk through, attend the closing and provide service and follow-up after the sale.

The whole idea of the Multiple Listing Service (MLS) is to attract the attention of real estate agents everywhere along with their associated home buyers. We have to motivate them to bring us "their" buyers, and what motivates them more than a perceived fair commission? So, unlike most companies in our area, we offer a 50/50 commission split. Should you list your home with another company at 4%, the agent bringing the buyer might only be offered 1.6% to bring a buyer and not many agents - especially from Madison, Milwaukee, Fond du Lac and other markets outside our own - are sufficiently motivated by that. So, ask each company how they split their commissions!

Our advertisements always display the information buyers want - picture, price and address. Most companies leave out this vital information because they are trying to get more future business for their company. We include it because it sells your home faster. We advertise your home every single week.

Real Estate is a highly competitive industry. With that being said, a company who works well with others will invariably attract more showings. Our internet site is the easiest site to use and again, like our print advertisement, has all of the information buyers are looking for. Your home listing will also go to other local, regional and national Internet sites through our affiliation with South-central WI MLS, Southeastern WI MLS and Milwaukee Metro MLS. Additionally, your home will be viewable on all participating real estate company's Web site i.e. Century-21, RE/MAX.

Our yard sign has 8 colors - enough color to catch the attention of the most distracted passerby. We will hang a data box on your yard sign when appropriate.

We will mail to all your neighbors (unless this is not your desire) information that "this is your chance to pick your new neighbor." We include a data sheet on your home.

You will see your home marketed on Charter Cable's Main Street Home Show

Since we are affiliated with three Multiple Listing Services (MLS), your home will be marketed to real estate agents north to Green Bay (Marinette County) and way down to the border of Illinois.
