SALESPERSONS CLASS:
 
Applicants for a real estate license must first complete the 72 hour education requirements before taking the licensing examination.   The main topics discussed in this course are: Ownership and transfer of property, Land use controls and regulation, Valuing and financing property, Agency, Disclosures, Contract law and approved forms, Business ethics, Fair housing, and other miscellaneous topics. Learn the laws and regulations subject to real estate, and experience a day in the life of an agent through visits to municipal and county administrative buildings to see what this career is really like and to prepare candidates for the work they'll face in an office setting.

BROKERS CLASS:

Broker applicants must have satisfied the salesperson education and examination requirements, or be licensed as a salesperson in Wisconsin. Before taking the broker examination, interested parties must first take a thirty-six hour approved course. Many of the same issues covered in the salesperson course are more deeply explored in this course. The main topics of discussion are: Real estate practice, Trust accounts, Conduct and ethical practices, Approved forms and legal advice, Drafting and supervision knowledge, and other miscellaneous topics.

FSBO:
 
Selling a home is not that complex an issue - not if you know what you're doing.  It's not that different from selling any other commodity.  In this course, you'll learn all about the law of supply and demand while determining the market value of your home.  We'll cover the legal requirements and marketing/advertising issues required for a successful sale.  We'll naturally cover contracts and contract law, and everything else in between.  Here's a short list of topics covered: Data Collection, Determining Market Value, Legal Requirements, Marketing/Advertisement, Showings, Contracts and Negotiating, Working with Real Estate Professionals, Closing.

Real Estate Investment 101:
 
In this course, you gain a thorough understanding of financial analysis tools, concepts and calculations to help you make sound decisions involving investment properties.  The course begins with a review of the fundamentals of financial investments, then advances to topics that can have an impact on real estate investments.  Topics covered in this course are:  The Real Estate Cash Flow Model, Time Value of Money, Finance Programs, Loans Terms, Appraisal Methods, Measuring Investment Value and Performance and Taxation Issues.
